Well 2 houses, but they are small, Probably like so many other UK residents, I am slowly being driven mad by rules and regulations which stop me from operating my business at a profitable level. So, I am looking to get out of this dump. It’s had it. Our house has been renovated, and it does not look too bad a job. But, not to our UK standards and it need some ( what I would call ) personalising! Stuff moved, Taverns made into a liveable position. I am looking to spend around 10000 Euro on the place. Do you any good imaginative builders. Also, does anyone know about this rumour with vehicles in Bulgaria, I have a number of cars and motor-home which I would like to part up on my land out there. Anyway this rumour states that if you bring a car into the country you can’t leave without driving it out, how daft is that!

Hi NormanYes, it is absolutely true - bring in a car and you can't leave without it. Why on earth do you want to bring in so many cars and motor-homes to park up on your land? It rather demands the question as to whether you are thinking of doing some kind of business and trying to avoid tax or something???? It's not so daft on behalf of the BG authorities, after all this country is not part of the EU as yet.... and, if you want to bring in cars and then sell them for a profit, what is the problem with setting up a business, paying tax and social security charges to Bulgaria and declaring yourself as a legit business???? hi, i have an apartment in the centre of sofia which has been sitting vacant for over a year now. I've been waitng for ever to receive planning permission on a duplex floor to my existing penthouse. my builder doesnt speak a word of english and my estate agent doesnt appear to be communicatig with my builder. can anyone help??!!!I need a fluent english speaking builder who knows the ins and outs of bulgarian planning, and architects drawings. Anyone interested in staying or renting the apartment would be let down, because its unfurnished and needs bathing facilities. I am currently living in Bulgaria with my boyfriend Chech in a small village near Karlovo which is located in the centre of the country. I am still dealing with the paperwork allowing me to stay in this beautiful country. We are in the process of buying some land in our village atfer totally renovating our own home. We are setting up a company to project manage and renovate homes bought by English in this area. We are also setting up a website soon aswell. DO NOT DEAL WITH THIS GUY! This guy Bill Foster or William Foster has taken over £6K of our money! We signed a contract with him in October and the deal was 50% up front plus 25% after three weeks plus 25% on completion. We took references before we signed. The guy has not done any work since the end of November. Since the beginning of January he has stopped all contact with us. He has now told us he is not doing the work but refuses to refund our money. Do not believe a word this guy tells you! He will take your money, do a bit of work then stop communicating with you. We have contacted our lawyer today to start the ball moving on this but no doubt Bill will change his name, phone number etc has he has done in other cases! Yet the guy is taking on more work! I have written evidence that he is quoting for new work - no doubt to pull the same scam as he has done here and with others. If anyone wants further info then please contact me. I can show you every email and text from this guy. BEWARE! This guy is not what he claims to be and he has the cheek to call himself British!! I had a guy check the property for me last weekend and he believes that Bill has done just over 300 levs of work on the property. We have been far too trusting! Do not use this builder unless you are willing to lose money in to line his pockets.We paid him in advance to renovate our house which he will not do or refund us, he is also known as Bill or WPMF PROPERTIES. He is based in varna but we think he may have moved to avoid court action as we have appointed a lawyer to try and get back the money which we have lost to him. This guy comes across as an honest builder making a living in bulgaria but this is far from the truth, we have been to hell and back plus our dreams have had to be put on hold. Hi everyone,We are 42 & 35 years old and live in Northern Ireland and after property searching in Portugal & France we have settled on Bulgaria to buy a home or maybe two. We are totally fed up with the political situation in NI and the cost of living is getting ridiculous with crime on the increase... we know, sounds ridiculous for NI but NI did not experience much violent/street crime during the troubles but now it's becoming more frequent. We do not know much about the best areas in Bulgaria to buy and would like to settle near other english speaking people. Can anyone help? Oh, how dreadful to hear of this, I am so very sorry! If what you say is true, then of course this person should not be allowed to trade and should be made to pay. However, naturally there are always two sides to any story.. and for one person who has a bad experience, usually there are several who have good. We receive many emails of this nature - some from competitors who want to smear that business, some from people who have a genuine grievance, some from foreigners who have been silly paying over cash when they shouldn't.. and so on. I am not sure this board or any forum for that matter is the place to make this kind of complaint in the way you have chosen. As you say yourself, you are taking the guy to court and involving lawyers.. if this is so, please be very careful as you are now in a situation where you are legally required to maintain silence and the guy you are taking action against can pull evidence (including from this board and others - and he probably has already done so) to use against yourselves and YOU could end up paying if he can show you have done him harm! In addition, forums will also find themselves in trouble for allowing this kind of content to appear. This regularly occurs with printed matter and the internet will not escape - indeed it has not done so. No matter what the forum owners and moderators say about content being up to the person posting and not their views, this is not true at all and posts such as this have already appeared in court and been used against them. I have noticed that one or two forums with this kind of content have suddenly disappeared overnight - but if they are prepared to allow this kind of scandalous kangaroo court and other opinions not substantiated by fact to appear on their site, what do they expect. Maybe the best thing is to continue with your chosen course and let justice, the lawyers and the courts decide rather than advertising your problem in this way to the general public: which is not doing yourselves potentially any good at the end of the day. I know you want to be vicious and to have revenge and understand this, but this may not be the best way for you to resolve things. My sympathies rest with you, given your story; and if you can provide us with hard evidence for your case, we would be happy to take it up on your behalf as we would not want to think that anyone would be treated like this. The house is in a worse state now than it was before we purchased it - and we are £6K down for this! If this post stops one more person being duped - then something has been achieved! On the forum you suggested, I noticed with interest that the owner has locked the thread now on the basis that this has become what I said - a "kangaroo court"Your posts are interesting, but I still remain firmy convinced that what you are doing on forums is not in your interests (and I notice that you and some others who may or may not support you - perhaps they enjoy this kind of thing - are posting all over the place at the moment). The tenor of your posts is rising now to what would be surely considered in court as 'hysterical' and 'vindictive' which will surely not help your case - let alone the silence demanded under British law once you have placed this kind of situation within juridicial boundaries. I re-iterate, if you have concrete evidence, please do send it to us, I really wish you would as we may be able to sort this whole thing out for you - we remain completely sympathetic to anyone who has had the kind of experience you tell - but, as you will appreciate will you not, we have to be satisfied that the story you tell is truthful and with foundation. There are even plenty of stories on the internet about other people which could be considered truthful, but are actually stories generated by their competitors for example - not that I am saying you would dream of doing this. Would very much like to help and will certainly do so if only you will provide me with substantiated information as I asked for last time. I am so so gald there appears to be a board in which Uk'sh people can communicate. with other floating around in Bulgaria.I just hope when they do get into the EU, the animal passport system opens up for us, as untill then I am stuffed can't the dog back out of the country if I bring her in. Like so many others out there, I very sorry to say but I have grown to hate the UK and everything it stands for now. It's little short of island prison, police state, over regulated and stupid in countless ways. All they appear to do is take money off people and then kick them for having nothing.

Her donkey stood transfixed; Watching the newcomers exploring part of her highway; watching as Denka trundled across the rickety old bridge in her outdoor slippers and towards the foreigners rummaging at her old neighbour's house... There Denka stood, beaming, like we were her long lost children. Loud, eye to eye, instantly sincere she was and right within our 'personal space'. Before we knew it, we had a helper. There was hardly anything left of the last occupiers, a few jam jars, plastic bottles, enamel plates, rusty nails, plastic bags. Still, someones treasure. Denkas treasure. She could have helped herself at any time whilst our house was vacant - she'd obviously rather have permission. Chatting away we all were in our respective languages, not really having a clue what the other was saying and loving it all the same. Amazing what you can say with a smile, a body, paper and pen! Denka invited us over for coffee. Her home was rural bulgaria at its best - living upstairs, donkey in the garden, yapping dog, river running by, perfect veg plot, incredibly immaculate, stairs lined with Geraniums, great stone and timber barn neatly stacked with wood and straw, 70's wipe clean table cloth, best china coffee cups and thick soupy kock your block off coffee from a little saucepan. Denka has no car, she lives in the mountains, she manages - brilliantly, happily. We rural 'British-Bulgarians' have a lot to learn from Denka! Our house is awesome. Stone base, stone tiled roof, timber construction, mud and straw/hair render, wattle and daub walls, oak doors, massive oak porch, mud floors, wooden window frames! No UPVC, no concrete, no brick, no new! We love it. We want to use traditional like for like skills and materials in its preservation whilst sympathetically upgrading it 'greenly'. It's a longer journey than the usual renovating with modern materials but no less exciting. Be patient. Love your property journey, ask questions, wait, ask more questions, step by step.... Some good interesting and informative posts.I have recently purchaced a house in a rural area near Ruse which requires a lot of renovation, the work is being done to a western european standard supervised by a british builder who lives in the area,I even stay in their house on site visits, he has built up a good team of local tradesmen who know the standards and tasts required. This couple have recently expanded into property sales as well.They concentrate their work in the Ruse area, and I have visited some of their friends and some of the stories I have heard read like this board.Another nice thing about staying with them is you can learn a lot about local culture and some of the informal discussions we have have resulted in better ideas for the renovation of my property.The only advice I can give to people buying or renovating is to do a lot of research before signing anything and as for builders trying to make a living I suggest you look at the ammount of high quality work the local labour force produce in what can only be decribed as hot summers and cold winters and think twice.Good look to all and do your reserch.

I know there are suppliers in Teteven - certainly heating equipment, bathroom suites/fittings and general supplies. Don't just pack your bags and go - hoping for the best! I need rewiring, plumbing and the fitting of two bathrooms and a kitchen. Much of the tarting up - painting and bits of plastering - I can do myself, so I just need the basics so I can stay there while I work. Hello,If any of you have bought or are considering buying timber framed houses, do get the condition of the timbers thoroughly checked before carrying out any renovation work. Insect infestation, dry rot, wet rot etc - All this needs sorting out first. Covering up or varnishing a problem it won't make it go away and it will probably get much worse! It is vital your timbers are structurally strong and sound. Any contacts from Bulgarian stone and timber conservation/preservation experts would be much appreciated. Many thanks!

I am a lawyer and spend one week in four in Bulgaria, when purchasing property in Bulgaria please ensure that you are getting full notary declaration and make sure that your monies go directly into the developers account and not to the agent. Also make sure that your monies are going into a holding account, this will safeguard against the developer going bankrupt. I have colleagues that are Bulgarian lawyers and i can help you save your monies on the currency exchange. Also I am very familiar with Bulgarian law. I know reputable builders in Bulgaria that are reliable,sober and inexpensive. You should also only invest in new development if a UK structual engineer is involved by taking core samples ect. HI,I have been keeping an eye on this forum and have to agree with IAN, I have not yet had my work done by www.Mekotek.com, but they have quoted me and I have accepted the work, they showed me other completed jobs in Bulgaria, and I stayed in a completed property during my stay. Their prices were average in my opinion, but I felt comfortable going with a large company with a friendly UK Rep. The staff in BG who survey your house with you are perfect at English, and its easy to explain what you want. Keep up the good work Mekotek!!

Dear White Van Man noticed you have not put a name to your moan.We have been dealing with Dan Jones from www.mekotek.com since April this year and have probably done his head in at times because of the extra work that I keep adding on. I have been back to check on the property on numerous occasions they have picked me up at the airport even when I have got in early hours of the morning. The work is superb cannot fault the workmanship, you can go to the site to see how the building is progressing (Granitivo) Dan and his colleagues are on the phone talking as well. These people that complain either must be in the business and not getting any work or just plain old grumblers with nothing better to do. He has even helped freinds of ours find places as well.

HiWe are expats currently living in Spain. We have just sold our bar and we are going to Bulgaria at the end of October with a view to buying a small bar/restaurant. We have not set our mind on any area inparticular, but it would be nice to find an area that is populated by a few expats at least, as it does make moving to a new country that little bit less stressful if there are other people who speak your language! Talking of which, we would like to know how the local Bulgarian people are taking to the influx of foreigners moving to their country? If we had a bar would we be likely to have their custom? When we had our bar in Spain, we had a lovely mix of spanish, english, german and more recently bulgarian and romanian. We always had a lovely atmosphere, and that is something that we would like to create again. Can anyone suggest a nice area to open a bar/restaurant where if we put in the work, we are likely to achieve this? Also, having learnt to speak spanish, we would like to try and learn at least the basics in bulgarian, although we realise the alphabet is not the roman version, so it will probably be more difficult. Are there courses available for foreigners to try and learn the language, and can anybody let us know if they are tried or have managed to pick up the language since living in bulgaria? Since my last post things have moved on. The house we knew needed a lot of renovation and this is going ahead on buget. The inside has been substanially altered, walls down, new walls built, the windows have been altered, a new extension built, a total rewire and all new pipework ready for central heating new kitchen and bathroom. We have twice visited the property ourselves and found nothing untoward, the standards are similar those in the uk, and we are more than satisified. The most surprising thing about it how easy and snag free it has all been.The builders are wonderfull their local knowlege on were to get materials is great, of cause we dont believe all they say and have cheked other local suppliers and the builders know the best ones, some materials are free like the new internal walls were built with recyled bricks from another property nearby (we, nor the builders had any connetion with the property other than asking) Off topic the only thing I have found expensive in bulgaria is cars, car hire is expensive so on our second visit we decided to buy a banger just to get us round on site visits /holiday till we moved permently, looking at the vehicles the locals drive round in and the fact bulgaria is one of the cheapest places in euroupe for new vehicles you would of thought there would be no problem. we set aside a buget of 600 stirling NOT enough we finished up paying about a thousand for something in the uk you could buy for 400 and that washaving a bulgarian do the deal for us if we would of done it ourselves it would no doubt cost a lot more. We inend to visit again in spring when we will negotiate all the final fix/finish as well as the insulation and rendering. Not all is doom and gloom if you keep a close eye on things. I dont think we are lucky I think it is the same world wide just make sure of what you are doing and break down all the costs.

HI everyone, I am new to this forum. I have owned a house on the outskirts of Varna for about four years now which I bought as a long turn investment. The house is built into the side of a hill and as you would expect when it was built some ten years ago they did not use a membrane to keep out the damp. There are also some cracks in one of the outside walls that are obviously more than just cracks in the paster/render. As I have not spent any money on the house since I bought it other than the usual mainentance I have now decided that the work needs doing. I would welcome advice from anyone who has had simular experiences and also any recomenations for builders/surveyors etc.

Am considering moving to Bulgaria this year. Hi, Having lived in Bulgaria for the past 4 years I am now back in the UK. I would like to give you an insight to the building trade in general over there. It seems to me that there is a demand for builders from the UK to get in touch with property owners from the Uk expats and to setup a job posting website. Living and working in Bulgaria is NOT easy at all i can testify to that. You must understand that builders here are very low paid but the skills they have are as good as any british builders. They are well qualified especially near the capital Sofia.I would love to come back to this country but at the present time I am not able to due to the lack of work availability. I am searching all the time for work, in property sales and especially ones which have golf course nearby they are the most lucrative. Any prospecting builder who wants to live in Bulgaria needs to get on board these major golf developments..in bansko; kavarna, razlog and balchik major european and USA companies are involved, I suggest you contact them to give you a job on the development. Learning the language is the key to successful intigration of the culture of the people of Bulgaria so if you sitting at home in the UK right now go to your library and start learning the language until you find contacts for work..preparation is key. I bought an old house near Burgas 2 years ago and used an English builder for renovation. He did nothing and had stolen 7000 e from me. Hi Everyone, We have been reading your emails, and would just like to say bulgaria is a lovely country and the people are great. We have a house in Dobrich where the local are smashing friendly helpful and love the english and welcome you with open arms. We bought in 2005 and had it fully renovated to our taste in 2006. They have done a fantatic job we went through a managent company and they also look after it for us at a small cost.We would love to move to bulgaria but cannot due to family comittments at the moment, We also invested in an apartment in byala which is about 30 mins to varna, this is a place you can live all year round it is beautiful. It was a bit pain staking going through the legal side, but my advice is to make sure you get a good lawyer. Even if you cannot move their instantly it is still a good place to have a holiday home and get away from the rat race

It is common to have to overcome some problems when moving to another country. hello, well what a read, im from london and have been living in australia for about 15 yrs. im thinking about moving to bulgaria buying somthing reasonably cheap to renoavate. i.ve been in the building game for around 25 yrs ( tiling, waterproofing, redering all sorts really and i do it because i really like it. i have worked on tuna boats prawn trawlers and just love meeting people. i cannot understand why everyone is trying to rip people off. im hear because i would like to get to know some friends in a place i dont know anyone including the bulgarian people to, and would be more than happy to help anyone out in some building work and give some advice and yes i would do it for free we should be getting on together not argueing all the time i also would like to learn some bulgarian and would like advice on where to buy, somthing cheap but not to far away from the beach maybe about 15 to 20 mins away if possible. could any local people tell me what the fishing is like and would like to know what the main food is over there. email me on robcol2010@hotmail.com cant wait to hear from anyone thanks rob
