Hi all,

I have purchased a house in Balchik, Varna over 3 years ago.

It now seems that i will have to replace the windows and doors through out of the whole property.

I am looking for a window and door company in the Varna area.

Can any help, ideally looking for web-links and a company that has been trading for at least 5 years.

We are expats currently living in Spain. We have just sold our bar and we are going to Bulgaria at the end of October with a view to buying a small bar/restaurant. We have not set our mind on any area inparticular, but it would be nice to find an area that is populated by a few expats at least, as it does make moving to a new country that little bit less stressful if there are other people who speak your language! Talking of which, we would like to know how the local Bulgarian people are taking to the influx of foreigners moving to their country? If we had a bar would we be likely to have their custom? When we had our bar in Spain, we had a lovely mix of spanish, english, german and more recently bulgarian and romanian. We always had a lovely atmosphere, and that is something that we would like to create again. Can anyone suggest a nice area to open a bar/restaurant where if we put in the work, we are likely to achieve this? Also, having learnt to speak spanish, we would like to try and learn at least the basics in bulgarian, although we realise the alphabet is not the roman version, so it will probably be more difficult. Are there courses available for foreigners to try and learn the language, and can anybody let us know if they are tried or have managed to pick up the language since living in bulgaria?

We would love to hear from anyone who can enlighten us with any of the above info.

Hi, I don't know why you decide to move, but I thing the Bulgaria is good choice. Maybe after Spain you want to go in some sunny town or it¡¦s doesn¡¦t matter? In a capital Sofia it¡¦s very hard to find good location and it¡¦s very expensive there.

About the people- hm, Bulgarians are very kind and friendly, I¡¦m saying this not because I am Bulgarian too ƒº.

Since my last post things have moved on. The house we knew needed a lot of renovation and this is going ahead on buget. The inside has been substanially altered, walls down, new walls built, the windows have been altered, a new extension built, a total rewire and all new pipework ready for central heating new kitchen and bathroom. We have twice visited the property ourselves and found nothing untoward, the standards are similar those in the uk, and we are more than satisified. The most surprising thing about it how easy and snag free it has all been.The builders are wonderfull their local knowlege on were to get materials is great, of cause we dont believe all they say and have cheked other local suppliers and the builders know the best ones, some materials are free like the new internal walls were built with recyled bricks from another property nearby (we, nor the builders had any connetion with the property other than asking) Off topic the only thing I have found expensive in bulgaria is cars, car hire is expensive so on our second visit we decided to buy a banger just to get us round on site visits /holiday till we moved permently, looking at the vehicles the locals drive round in and the fact bulgaria is one of the cheapest places in euroupe for new vehicles you would of thought there would be no problem. we set aside a buget of 600 stirling NOT enough we finished up paying about a thousand for something in the uk you could buy for 400 and that washaving a bulgarian do the deal for us if we would of done it ourselves it would no doubt cost a lot more. We inend to visit again in spring when we will negotiate all the final fix/finish as well as the insulation and rendering. Not all is doom and gloom if you keep a close eye on things. I dont think we are lucky I think it is the same world wide just make sure of what you are doing and break down all the costs.

I came across this forum by accident, but found it very interesting and helpful.

It seems many of you are finding difficulties finding reliable people to help you with refurbishing your properties.

2. What types of ownership are here;

3. Landlord and tenancy law - What are the key features;

4. What claims can be brought against a real estate owner, for what reason, how and who;

5. What are the main steps in a sale and purchase transactions;

6. What are the main dockuments you need before purchaseing;

7. What are the main and specific provisions involved in real estate contarct and indemnity clauses;

8. Who is your broker and what are its responsibilities;

9. Do you have you independent real estate legal consultant that will be charged independently so to protect you;

10. What means property under construction and how to be protected;

11. Registration and notarization of the real estate and what are the basic requirements;

I am looking for a reliable builder in the Plovdiv area. Bulgarian or British, it doesnt matter just as long as they can speak some english, carry out plumbing, tiling and electrical work. Will have 7 - 10 days work initially (mid April 2007) although there maybe more to follow.

what you need to do is just to come to bulgaria and as many other english do, to start building houses and sell them.if you are good in this job, you will feel well in our country.

HI everyone, I am new to this forum. I have owned a house on the outskirts of Varna for about four years now which I bought as a long turn investment. The house is built into the side of a hill and as you would expect when it was built some ten years ago they did not use a membrane to keep out the damp. There are also some cracks in one of the outside walls that are obviously more than just cracks in the paster/render. As I have not spent any money on the house since I bought it other than the usual mainentance I have now decided that the work needs doing. I would welcome advice from anyone who has had simular experiences and also any recomenations for builders/surveyors etc.

I am an electrician with experience in installations, test, inspections, safety reports and supplies from the grid or generator.

I also did a long course on tiling to C&G standard but am slow.

Am considering moving to Bulgaria this year. I would like to link up with British builders who need work doing (at budget rates) or i would like to establish a proper company which employs local electricians performing work to agreed standards.

Hi, Having lived in Bulgaria for the past 4 years I am now back in the UK. I would like to give you an insight to the building trade in general over there. It seems to me that there is a demand for builders from the UK to get in touch with property owners from the Uk expats and to setup a job posting website. Living and working in Bulgaria is NOT easy at all i can testify to that. You must understand that builders here are very low paid but the skills they have are as good as any british builders. They are well qualified especially near the capital Sofia.

I would love to come back to this country but at the present time I am not able to due to the lack of work availability. I am searching all the time for work, in property sales and especially ones which have golf course nearby they are the most lucrative.

Any prospecting builder who wants to live in Bulgaria needs to get on board these major golf developments..in bansko; kavarna, razlog and balchik major european and USA companies are involved, I suggest you contact them to give you a job on the development.

Learning the language is the key to successful intigration of the culture of the people of Bulgaria so if you sitting at home in the UK right now go to your library and start learning the language until you find contacts for work..preparation is key.

Hi everyone,

I do not know why all the Brits who bought properties in Bulgaria want to use English builders for renovations. I bought an old house near Burgas 2 years ago and used an English builder for renovation. He did nothing and had stolen 7000 e from me. Then after many troubles with this I decided to use qualified Bulgarian builders and found on www.bulgproperty.com that their builders make renovations and new buildings in Burgas region. Friends they `ve made a great job. I recommend you all to use their services.
