I'm doing some research on the San Diego and Orange County real estate industry. Because of the current housing market open houses don't seem to be done as frequently because the marketplace is down. When it was a seller's market open house signs were seen all over the place.

Can I assume that open houses aren't producing very many potential qualified buyers? I know real estate agents are marketing specialists besides being sales professionals. So they understand how to market a house. I also know an open house is good for the homeowner/seller, but the real estate agent knows the real reason for the open house. Some visitors might be interested in the property, but this is really an opportunity to find new clients who want to buy and not just look at one pretty house.

Open question: Would some real estate agents be interested in a unique marketing program that is being tested right now. No money is paid upfront, no fee is agreed to, and results may vary.
