Rory's Pub and guesthouse is a long established business in Phnom Penh, it is located facing the side of the Royal Palace and the front of the National Museum and only a short walk from the riverside. The business is for sale for $35, 000 under a lease term of $2, 200 per month for 5 years.
Reason for Sale of business:
I no longer live in Phnom Penh full time and to run the business properly you would need to be close by.
I live in Poipet now and am willing to come to Phnom Penh to meet people who are serious, hence I gave the price and the rental terms.

I will sublet the business for 5 years for $35, 000 and the monthly rental will be for $2, 200.
Also if you want an inclusion in the lease of an option to extend for another 5 years limited to a capped rental increase of 20% for the second 5 years I can do so.
Option 2.
I sign over my lease in total to the new lessee for $65, 000. This lease agreement has five years at $1, 200 and a capped increase of 20% for a new lease term of 10 years.
It all depends if you want to be in it for the long term or the short term.
Under either option I will still be around in Cambodia and will be back in Phnom Penh once a month if any advice is needed on licencing, business fees etc.

For my next trip to Phnom Penh I will be in the bar on Saturday and Sunday the 12th and 13th of September. I will be there in the afternoon and evening both days. If anyone would like to catch up and talk business, the afternoon would be better as I will probably have a good few beers on me in the evening.
