2902 Freeway Ave., Baltimore, MD 21227, 25K profit potential, from Absolut Inves

This is a 3 bed / 1 bath middle unit town home in need of a rehab. It has no basement and is approximately 1024 sq/ft. Most of demo work is already done. All ceilings and walls are down, except for living room ceiling & bathroom. All walls are studded and ready for sheetrock. All new electrical wiring is currently being installed and will be roughed in prior to closing. All pluming is in working order. Replacement windows. House is ducted for central heat and AC, but no AC unit. Hot water heater and furnace could probably be salvaged. Front porch has been demoed and re-cemented. Lead free certification already paid for. When rehab is done, the lead inspector will come out for a final inspection and issue you a lead free certification, which does not expire. No lead inspections ever needed again. House needs about 8K - 10K and should be a very quick rehab. Most comparative sales were on the market for less than 30 days.

All the town homes in the Riverview area are nearly identical. They all have no basements and most of them are 3 bedrooms W/ 1 bathroom. Except for a couple of streets, most of the town homes are 1024 sq/ft. This is a highly appreciating neighborhood with several houses currently listed on the market for $150K.
