we have 14 acres with trails through out we own & live on additioal 14 acres next to it with a nice home. Plenty of wild life & Very quiet!! we are 50 age group with no children. It has a well & septic a 20 by 40 concrete pad & electric service already there. Drive way has to be restoned but it is there. Also needs a well but will have no problem getting water & it is good water. If you are interested in this give us a call. This is a beautiful well maintained park like setting. Very low taxes. Restrictions(no single wide trailers only modular or newer double wide permitted. Also you must stay on clean & green(you pay much lower taxes that way.

Raccoon Valley Retreat House And Land For Sale

The camp sits on 2.75 wooded acres. We also own the vacant 3.5 acres next to it that we are going to hang onto for a while. We have no plans for it other than to keep it in order to retain our rights to hunt within the Retreat. If we decide to sell it we will give the owner of the camp first opportunity to buy it.

For those of you who aren't familiar with Raccoon valley Retreat, it is a unique hunting community that was established back in 1958 by two lawyers, Lauver and Ewing. They sold off lots in the Retreat with the deed restriction that anyone who owns land in the Retreat "shall have the right to hunt on all the lands of Lauver and Ewing ... and no restriction shall be placed on the land as relates to hunting, all to conform with the Pennsylvania Hunting Regulations. This privilege to extend to the families of the owners, their heirs and assigns." So owning land within the Retreat gives you hunting rights to 500+ acres of woodlands.

The house has 2 bedrooms, 1 bathroom and is about 1500 sq ft. We have done a lot of work on it and it's looking pretty good right now. At one time it was your typical hunting cabin but now it could be a great full time residence.
