| Any interest in 21 - 25 acre subdivided lots in Adams County?We own a 72 acre farm near East Berlin + New Oxford (Adams County) and are contemplating subdividing 46 acres off into two lots (one building right each). This land is zoned Agricultural Preservation - meaning a house, etc can take up to 2 acres of the land and the rest is kept for some sort of agriculture (pastures, barns, riding ring, garden, crops, nature preserve, etc are allowed by right).We live back off the main road - yet are just 3 miles from Rt 30 for commuting - so we are rural, yet just 15 minutes to shopping in Hanover, etc. It takes 8 minutes to get to schools or a grocery store. We have searched the MLS for comparison properties for sale (to get an idea of pricing) and haven't found any. All we have found are smaller lots or places without as desirable of a setting (and none with this size acreage). We are thinking of asking roughly 15K per acre (ie $315K for 21 acres and $375K for 25 acres). Is this reasonable? Should we go with a realtor if we did opt to do this? The land in question is rolling farmland. It was leased out for crops, but this year we will leave it unplanted. One end (larger lot) is on the non-flooding side of the Conewago Creek. Both sections have some woods with the balance in fields. If we decide to sell, next month we would need to put a sketch in front of the planning board... and then head to perk, etc (should have NO problem with that) - but if the land is not worth selling... we don't want to bother. Any ideas on where to look to see if there is interest? This would be ideal for someone wanting partial seclusion to buidl their own place for horses, small farmette, etc - but are there folks out there wanting that and if so, how to find them? |
| Did you decide whether to split up these 72 acres? If so, are they still available and what is your asking price? We would like a partially wooded plot for a house and barn plus some open land to graze horses. I look forward to hearing from you. |
