Robert, #18;I certainly am interested in an expat community in Vietnam. I don't think I am very interested in the high prices that will result from being close to a major casino area. I'm American, retired from the U.S. Army, been living in Thailand for 12 years but just about tired of it. Of concern is cost of land and construction, long term visa availability, possibility of ownership, availability of rentals; to start.

Hi, My name;s Robert. I am Australian but hold dual UK passportas well. I am moving to Hanoi and daughter. We lived in 2001 in Hanoi and my daughter was born there but holds Australian citizenship. I would like to retire to Vietnam and buy property in Hanoi. I heard the Vietnamese govt was relaxing the rule in August for foreigners to buy land and property? Is this true or just another rumour.? I would like to invest in a small cafe or business in Hanoi any ideas? Thnaks Robert

I can’t believe some of the questions asked here. First, Viet Nam isn’t as cheap as you think, especially now. A nice home or business in D1 will easily run you over 1 million US dollars (30yr lease). A foreigner can’t own property outright but can sign a long term lease. Also, officially all land is owned by “the people” which can make things difficult if they want your land for expanding, developing road, ect. (this has happened a lot recently). For the people who have never done business in Viet Nam, it is much different than a Western country. I’ve seen many a foreigner scammed, not just by regular citizens but officials as well. It takes years before you really understand the country and how things work. For those asking about getting money out of the country legally, it can be difficult. If using a bank you must show where the money can from and proof that taxes were paid. Also, banking in VN has many extra fees Western banks do not have and do not have FDIC type insurance. For those wanting to sell everything and move here because of a girl, use your common sense. Just because someone smiles and speaks with a cute accent, does mean they are inexperienced or naïve. Like I said it takes years to truly understand Viet Nam and its people.

hi everyone, i intend to purchase the house or land in Vietnam to retire in Vietnam (not till next 15 yrs). i took 2 trips so far to vietnam recently (this 5/2008 & last 5/2007) & the land in the big city like Hanoi is far too expensive (40m for a metre square, or £1.300 a mt2). & morgate in vietnam is really expensive, like you borrow money from credit card (14% or highger). for those ones intend to give up job & house in your country & go to vietnam to start new life & business, i recommend NOT. you will be disspointed & may bankrupt. & people in there they think you are foreigner so you must have a lot of money & richer than them. the house & land is not cheap as you thought (well 5 yrs ago it is, we can afford), but if you move to the really rural area, it is still very low, but no point when no shool, no hospital, no market, & maybe no water or electricity.

I would like to return to Viet Nam to see if it is possible for an american to purchase a home there preferiably in the the coastal areas. Is it to costly to do so.

If you dont have 1 million USD dollar dont think about moving to Vietnam, the cost of real estate is over inflated. A good 4 bedroom house cost about 650000.00 USD, and it is very hard to get certificate of ownership. Remember that Vietnam is a Communist State and the everything belong to the government. I think that it is a matter of time that the real estate market in Vietnam will bust , income per captia is 2100 - 2300 USD per year - high housing cost = diaster. Plus they take advantage of you if you are from a different country.

Hello, for my part I try to know what are the criteria for permanent resident status in Vietnam. I am Canadian and next year I will marry my girlfriend who actually live in Vietnam. However, I do not want to be expelled for some documents or technical's reasons, because it would be disastrous for my wife and me. If anyone knows the answer ... I am ready for anything, even if I have to buy it!!

Buying property in Vietnam as an individual is virtually impossible except if you do throught a big company. You can lease for a more or less long period but the goverment or the owner can revoke your lease if they really need the property any time.If you lease in the province, notice that some province put additional taxes to foreigners and you have to live with that. Accept it as you accept the rain or the sun. Vietnamesse are in general great people but they are a different culture and you can notice the difference in a long run. As everywhere else in the world, there will be people trying to cheat you and many missunderstandings. Keep in mind that your concept of rules and education can be very different and they do not have to follow yours.Ex: burping or touching the feet while talking or eating can be as normal as driving in opposite direction or on the walkside.
